My neighbour just had a survey done on his property. Do I need a survey? What good is it? What’s it for?

The purpose of a survey is to provide information about a property including the size, shape, and any improvements that may have been made within the limits of the property – paying particular attention to improvements built near the boundary such as fences, sheds, and easements that may affect the use of the land.

A new survey is the only way to guarantee the status and existing conditions of a property. Old surveys are sometimes used, but take caution when relying on information shown on old survey plans as the details may be out of date, unreliable, or not sufficient for your current needs.

A new up-to-date survey will provide all the information you need before you decide to buy that property, build that fence or make other upgrades.  Knowing the location of your boundary is important in order to avoid a costly dispute as a result of the incorrect location of a fence, driveway, garage, or other structure.
