What is a Surveyor’s Real Property Report and what does it show?
A Surveyor’s Real Property Report (SRPR) is a legal document, in the form of a plan on paper or pdf, which shows the location of all visible public and private improvements relative to your property boundaries. Typically a SRPR is prepared for a real estate transaction or near the end of new construction to prove the new building was built in the correct location but they can be prepared for any reason. Homeowners wishing to locate a new fence along the boundary is a popular request.
The SRPR shows the legal description of the property, address, and dimensions. All buildings and permanent structures are shown. Structures on adjacent properties that are close to the limit are often shown. Adjacent roads, right of ways, and easements are also shown. Fences are shown with ties to the boundary.
SRPRs usually don’t include elevations but most often this work is completed together with a topographical plan so both can be included together in the same file- helpful when redeveloping the site.
