I am told there is a hydro easement on my property, How does this affect me?

An easement is a legal right that someone else has over your property. Typically it is a utility line crossing over a portion or a right of way for neighbours to cross over your land to access theirs.

Easements should always be registered on title and appear in a public search of your property so anyone researching the property (i.e surveyors, lawyers, real estate agents etc) is aware of these encumbrances.

It is important to know where the easements are on the property because they restrict what you can do with it. For example, you might not be able to fit build a pool in your backyard if Bell has an underground cable across your back limit.

An up to date survey will show any registered easements and their location on the property so you can properly plan out your project.
